-Cancer diagnosis

-Senior patient not desiring aggressive treatment either by chemotherapy or radiation therapy

-Stroke or Coma senior patients with poor funcitional status with artificial nutrition

-aspiration pneumonia

- Heart disease where the seniro patient has significant symptoms of recurrent congestive heart failure with a clasification of NY Heart Association Class IV

- Alzheimers senior patients with state 7+ according to the Functional Assessment Staging Scale

- Pulmonary Diseases

- Liver Diseases

How to know if your home is overpriced

How do you know if you overpriced your home for sale?

 Is My House Overpriced?

 Properly pricing a home to sell can be problematic, especially if a seller is trying to sell in a slow economic downturn or if their home value has depreciated since they purchased it. It is critical that the seller puts his/her home on the market with an attractive, and reasonable list price. Unfortunately many home owners list their home $5-10 thousand above market value with the idea of pricing in buyer’s closing cost or repair concessions. This practice can leave a home on the market with little hope of selling. So if you’re home has been sitting on the market for over 180 with no offers then you are sitting around wondering, “Is my house overpriced?”

 

1. Is your home priced to compete with neighboring listings?

Before putting your home on the market, the agent you hired should have prepared a comparative market analysis, CMA, to determine what the ideal listing price is for your home. Did you follow your REALTOR®’S advice. Then review all of the recent activity in your area to weigh the likelihood of your home selling at that price. If your house is listed far above what any home in the area has recently sold for, then the answer to the question is a definite YES.

2. Has there been little or no interest in your home since it hit the market?

Houses fresh on the market generally experience a large amount of showings within the first few weeks of being listed. If your house has had little interest then you may need to consider reducing the listing price. Don’t get caught in the rut of “I need a better agent or I’m not getting enough exposure” or a million other excuses. You are in a state of denial. Trust your agent’s experience. He or she is as motivated to sell your home as you are. It is difficult to overcome a home sitting on the market for too long as statistics show homeowners will realize a lower return the longer the sit on the market. Additionally, buyers wonder if there’s something wrong with the home.

3. Have there been showings, but no offers?

Sellers find themselves asking “Is my home overpriced?” constantly if the REALTOR® is marketing the home and getting showings but no offers. It’s time for a Real Estate intervention. It’s time to reduce the listing price.

4.  Did you pick the Agent that suggested the highest listing price?

An experienced and reputable real estate agent will present the most up to date data in order to build confidence for the suggested listing price. If you interviewed multiple agents and all suggested roughly the same price, then you should be confident you are in the right direction. If you get an agent that takes a left turn and recommends a price above the others and his/her comps don’t reflect your home, BEWARE. This agent may not be experienced in your area or he is just looking for an opportunity to market himself  -not your home.
