FSBO Good or Bad

Some homeowners are attracted to selling their home on their own due to the potential of saving real estate commissions. Unfortunately, most don't succeed and this is where a real estate profession steps in. TV shows glamorize selling a home as though it were nothing more than giving your home a few touch ups then sitting back and waiting for buyers to start pouring in. This is one of many myths as the selling process is fraught with unexpected pitfalls.

I offer a free consultation for FSBOs where I offer you professional advice before you list your home. Call today to schedule your appointment.

According to national real estate statistics, homes sold by owners only account for less that 8% of home sales in 2015. The number one complaint of FSBOs is understanding and complying with paperwork. Why such a low success rate? As experienced real estate agents we know there are many complications including unqualified buyers, disclosures laws, drafting contracts, negotiating the offer, dealing with the buyer's agents, appraisals, inspections and repairs not to mentions savvy buyers or their Realtors® looking for a huge price consideration. Another important statistic homeowners and specifically FSBOs should be aware of is the National Association of Realtors, NAR, study indicates over 92% of homebuyers initiate their home search on the internet and will be represented by a professional real estate agent. Are you prepared to deal with a first time buyer who expects you to pay for everything?

"Studies by the National Association of Realtors say the percentage of houses sold through FSBOs  is about 8% and has been unchanged since 2006."

Finally and most importantly, the number one reason a FSBO house doesn't sell quickly is incorrect pricing. You need to know what your property is worth to enable you to price right in the beginning. Realtors are especially experienced with the local market which means a home will sell, on average, within 45 days. If you have been marketing your home for sale longer than that, you are probably overpriced. Call me for a free market analysis at (915) 873-8646.
